Overview

The Senior Development Director is the ownership point of contact for a project, and manages residential and/or mixed use projects from conception to completion. Responsible for multiple projects, the Senior Development Director provides oversight of all aspects of project management and consults daily with development associates in accordance with Holland Partner Group’s Core Values.

Responsibilities

ESSENTIAL JOB FUNCTIONS

  • Identify and pursue development opportunities for the firm.
  • Initiate acquisition of development sites and negotiate purchase and sale agreements.
  • Lead the due diligence and conceptual design phase with project management.
  • Evaluate the property and its development potential, and identify areas of risk.
  • Perform market evaluation and analysis of demographics, market demand, and competition.
  • Leads the project Investment Team from conception to completion.
  • Prepares project proforma and detailed budgets.
  • Manages the project positioning, branding, and product development including floor plans, specifications, and amenities.
  • Collaborates with project management on the RFPs for the consultants (architects, engineers, etc.) and assists in selection of the A & E team.
  • Holds project management accountable for schedule and completion of documents.
  • Manage the entitlement process with applicable government authorities.
  • Oversees the master project schedule, and confirms specifications, and project requirements.
  • Reviews reports, schedules, and budget updates.
  • Manage and oversee the marketing and advertising campaign. Review and approve marketing materials, graphics, ads, events plans, etc. Approve purchase and sale agreements.
  • Represent Holland Partner Group in a professional manner at all times.
  • Conform to company apparel standards and set a positive example for all Associates.
  • Perform all other duties as directed and assist the overall team effort in any way possible.

 

Qualifications

Education: Bachelor’s Degree in business, management, architecture, or related field required. Master’s Degree in planning, real estate development, architecture, business, or engineering preferred.

 

Experience: Minimum 15 years of experience in real estate development. Thorough knowledge of the real estate development process including land acquisition, land use planning and entitlements, project design experience, financial analysis/feasibility, sales, marketing and overall project management. Experience as lead developer on large complex projects. Experience managing multiple projects at the same time. Experience managing a team of development professionals through the execution of significant transactions. Experience with multiple product types.

Attendance: This full-time position is exempt and requires the ability to be present and available during business hours to meet company and department needs. Additional hours or flexible schedule may be required.

 

This position also requires:

  • Valid driver’s license.
  • Travel and overnight stays.
  • Ability to lift or move up to 20 pounds.
  • Hearing and visual ability to observe and detect signs of emergency situations.
  • Fluency in English both verbally and non-verbally.
