Overview

The Regional Retail Property Manager administers and maintains all phases of retail property operations under the direction of the President and is responsible for all aspects of the regional retail portfolio in accordance with Holland Partner Group’s Core Values.

Responsibilities

  • Participate in preemptive solution planning for management issues with space use and potential residential disruption during tenant improvement construction.
  • Monitor management responsibility during tenant improvement, tenant operations and upon new lease and lease renewal.
  • Develop plan for transition from Development to Operations and standardized operating procedures. Ongoing work with regional teams to ensure execution according to plan.
  • Provide oversite and guidance of site operations to ensure ongoing management is maintained according to the lease requirement and Holland’s standards and procedures.
  • Monitor tenant success and be the contact point for communication between site operations and all parties.
  • Review preparation process of the retail portion of the site’s annual operating budget and annual building business plan.
  • Set up a formal regular reporting protocol on performance activities and participate in the presentation of monthly, quarterly or annual reports as required.
  • Maintain general oversite of the sites record keeping as it relates to preventative and general maintenance items that can have a consequence against property operations.
  • Support site management in review and interpretation of lease responsibilities.
  • Coordinate and provides oversite of the Furnished rental program assisting the regions on set up and reporting.
  • Ensure compliance with Holland Partner Group’s policies and procedures.
  • Represent Holland Partner Group in a professional manner at all times.
  • Conform to company apparel standards and set a positive example for all Associates.
  • Perform all other duties as directed and assist the overall team effort in any way possible.

Qualifications

Education: High School Diploma or equivalent is required. Bachelor’s Degree in related field preferred.

Experience: Three to five years multi-site experience, same market within the housing industry required. Asset management exposure, client relationship experience with fee-based and 3rd party properties, and capital management experience strongly desired. Experience overseeing Mixed-Use and/or Retail Property Management preferred.

Knowledge, Skills and Abilities Required:

  • Ability to handle multiple projects and assignments, analyze and interpret statistical and financial data and make recommendations.
  • Ability to analyze and interpret statistical and financial data and make recommendations.
  • Analytical ability necessary to handle moderately complex administrative details.
  • Strong leadership abilities.
  • Strong oral and written communication skills.
  • Ability to communicate effectively with all levels of associates.
  • Demonstrated skill of time management and priority focus.
  • Skilled in Microsoft Word, Excel, and Outlook.
  • Ability to work effectively with all levels of employees while inspiring respect and credibility.

Attendance: This full-time position is exempt and requires the ability to be present and available during business hours to meet company and department needs. Additional hours or flexible schedule may be required.

This position also requires:

  • Valid driver’s license.
  • Travel and overnight stays.
  • Ability to lift or move up to 20 pounds.
  • Hearing and visual ability to observe and detect signs of emergency situations.
  • Fluency in English both verbally and non-verbally.
