Holland Partner Group is seeking an experienced Superintendent to join our Construction Team.

Responsibilities

 

Job Summary:

 

This position is responsible for planning and organizing a construction project so that it is finished in a quality manner, on schedule, and within budget to develop and maintain a positive company reputation with the client and community.  The incumbent must maintain effective communications with immediate supervisor and the Project Managers on all construction matters that relate to project success.  The incumbent is responsible for the schedule, quality, budget and safety on assigned construction projects, all in accordance with Holland policies and the requirements of local jurisdictions.

 

 

Essential Job Functions:

  • Provides information and expertise in the design and planning of construction projects to ensure quality, timely and cost effective construction.
  • Studies contract drawings, shop drawings, specifications and quality assurance programs to fully understand design criteria for construction purposes.
  • Provides critique and suggestions regarding design details to ensure buildability of project.
  • Contributes to the establishment of controlling budgets and scheduling of construction activities during pre-construction meetings.
  • Assists in ensuring that appropriate building permits are obtained.
  • Oversees and directs all phases of construction work at project job sites.
  • Arranges for proper size and skill-mix of crew on jobsite where necessary.
  • Monitors progress schedule and takes action to ensure project proceeds on established schedule.
  • Orders construction materials according to project specifications.
  • Schedules work activities of crews and subcontractors to effectively sequence activities.
  • Ensures that building inspections are completed at the appropriate times.
  • Oversees the maintenance and protection of company equipment.
  • Determines and orders tools and equipment according to project requirements in a timely manner.
  • Monitors and corrects all construction activities to comply with applicable municipal ordinances.
  • Ensures proper and accurate job layout according to design drawings and specifications.
  • Monitors job costs and takes corrective action to ensure project completion within budget.
  • Maintains good relationships with neighbors of jobsite.
  • Monitors, enforces and maintains job safety for construction project.
  • Ensures that crew is informed of, and uses safety equipment required by OSHA / WHSA  regulations as applicable for state or region.
  • Monitors subcontractors to ensure that safety requirements are adequately met.
  • Monitors construction activities and takes corrective action to ensure that quality standards are met.
  • Monitors subcontractors to ensure that all work proceeds within quality assurance programs.
  • Monitors jobsites to ensure that construction proceeds according to requirements of quality assurance programs.
  • Completes punchlists and corrects all punchlist related problems.
  • Directs the completion of all construction detail to ensure customer satisfaction.
  • Ensures that occupancy permit is obtained before owners take occupancy.
  • Prepares reports and documentation to comply with company procedures.
  • Ensures that time cards are prepared and submitted to appropriate party.
  • Prepares progress reports that contain labor hours and in-place quantities.
  • Maintains an accurate up-to-date job diary for jobsite.
  • Prepares equipment and manpower requests for construction needs.
  • Generates back-up for owner change orders, and processes back-up for subcontractor back charges.
  • Maintains effective supervision and communication on jobsite.
  • Clearly and accurately delegates authority and responsibility to subordinates and co-workers.
  • Creates and maintains productive working relationships with project managers and subcontractors.
  • Keeps supervisor and project managers informed on construction projects.
    • Reports progress of projects.
    • Reports potential problems.
    • Communicates need for in-house resources.
  • Reviews preliminary drawings for cost control, assists Project Manager in budget preparation and in the analysis of potential construction techniques.
  • Supervises subordinates according to labor contract specifications.

Qualifications

Education:  High School Diploma or equivalent required. Additional construction related courses from a vocational or technical school preferred. 

 

Experience:  This position requires a minimum of three to five years experience supervising construction projects /activities.  Carpentry background is helpful including previous experience as a framing or drywall supervisor.  Demonstrated construction ability shown through superior performance in a supervisory capacity.  Familiarity with design/build process and ability to coordinate many people and activities involved in construction according to plan and design intent.

Additional requirements:

  • Ability to lift, push and pull up to a minimum of 20lbs
  • Flexibility in days and hours worked
  • Hearing and visual ability to observe and detect signs of emergency situations
  • Fluency in English both verbally and non-verbally
  • Computer literacy
  • Valid Driver’s License

Working conditions:

 

This position is in the construction environment and involves hazardous work conditions requiring protective equipment and training that conforms to OSHA / WSHA regulations. Conditions my cause some physical discomfort due to temperature, dust and noise.
