  • Overview

    The Building Engineer is responsible for the overall maintenance and integrity of all building and building systems within an assigned region to ensure the properties are operating efficiently and in accordance with Holland Partner Group’s Core Values.

    • Oversee all building maintenance functions to ensure that the physical condition of the property is maintained according to company operating and safety standards.
    • Provide technical and project direction to the maintenance teams.
    • Regularly inspect building systems according to specifications to ensure operation of equipment is within design capabilities and achieves operating goals.
    • Maintain a preventative maintenance program that minimizes emergency repairs and service requests.
    • Train and provide guidance to the property maintenance managers and assist with all work performed by outside contractors.
    • Maintain a proper inventory of supplies and tools sufficient for providing service and maintaining the property.
    • Ensure adherence to Holland safety programs.
    • Assist in the hiring and development of maintenance managers and on-site maintenance staff to support the proficiencies on building equipment and systems.
    • Work with the teams to develop the maintenance portion of property budgets.
    • Provide support and guidance in handling escalated maintenance-related resident concerns.
    • Manage compliance with local, state and federal building codes, MSDS, OSHA, EPA regulations and fire codes, etc.
    • Represent Holland Partner Group in a professional manner at all times.
    • Conform to company apparel standards and set a positive example for all Associates.
    • Perform all other duties as directed and assist the overall team effort in any way possible.


    Education:  High School Diploma or equivalent is required.


    Experience:  Ten years’ experience leading the maintenance of residential and/or commercial buildings is required.  Certification in electrical, mechanical, HVAC and refrigeration systems, and/or other related trade strongly preferred.



    • EPA Certification for Freon recycling (State of California)
    • Building Operator Certification (if required by property)
    • Pest control (if required by property)
    • Certified Pool Operator (if required by property)
    • Other licenses and certifications as required by state or local law.

    Knowledge, Skills and Abilities Required:

    • Knowledge of applicable federal, state, and local laws and regulations.
    • Demonstrated high level of skill in both verbal and written communication. 
    • Skilled at working effectively with all levels of employees while inspiring respect and credibility.
    • Ability to accurately perform multiple tasks in a complex and fast-paced operating environment while maintaining a strong attention to detail.
    • Demonstrated proficiency in building operation systems.
    • Proficient in Microsoft Office 360. Yardi preferred.
    • Ability to work outdoors in temperatures above 90 degrees or below 32 degrees Fahrenheit.
    • Mobility and flexibility to work in confined spaces and use ladders to heights more than 8 to 9 feet.
    • Ability to accurately perform basic to intermediate mathematical functions.
    • Strong customer service orientation.
    • Ability to stand or walk for long periods of time with frequent bending, lifting and climbing.
    • Must be proactive, flexible, responsible and resourceful.

    Attendance: This full-time position is exempt and requires the ability to work any seven days of the week, 52 weeks of the year to meet building needs.  Additional hours or flexible schedule may be required.  The Building Engineer is required to serve on-call, as scheduled or necessary.


    Equipment:  Incumbent must provide their own hand tools unless prohibited by State law (including side cutting pliers, needle nose pliers, combination jaw pliers, crescent wrench, channel locks, screw driver set, plain face claw hammer, tape measure, electrical tester, utility knife, drywall saw, flashlight and tool carrier).


    This position also requires:

    • Valid Driver’s license.
    • Travel and overnight stays.
    • Ability to lift or move up to 50 pounds.
    • Hearing and visual ability to observe and detect signs of emergency situations.
    • Fluency in English both verbally and non-verbally.
