  • Overview


    The Director of Redevelopment/Capital Projects is responsible for the overall management and successful execution of all capital improvement projects in accordance with Holland Partner Group’s Core Values. 



    • Provide direction to the redevelopment team in building and managing capital project strategies that promote and drive efficient value-add projects.
    • Partner with Investment Partners, Property Management, Acquisitions and Asset Management teams to develop and implement capital improvement strategies based on market trends and asset needs that maximize revenue and investment returns while supporting the strategic goals of ownership and Holland management.
    • Regularly communicate project status to Investment Partner and Holland management and effectively communicate risks and opportunities.
    • Oversees and ensures compliance of all established investment partner requirements for all capital projects.
    • Establish and administer standards for interior and exterior finishes to maximize value creation and market appeal.
    • Oversee negotiations with suppliers and vendors to achieve maximum capital efficiency.
    • Provide guidance on budgets for common-area, exterior, and unit renovations during the underwriting phase of Value-Add acquisitions and work with Project Engineers to ensure they are executed accordingly.
    • Provide guidance and direction to Property Management in preparation of annual operating budget on cost and pace of renovations.
    • Provide leadership and guidance in all aspects of capital improvement projects company-wide to ensure quality assurance, timely delivery, and cost-effective construction.
    • Ensure work quality that meets or exceeds Holland standards and all applicable code and contract requirements.
    • Provide accurate and timely advice and recommend solutions to overcome major obstacles in all phases of capital projects.
    • Provide leadership to ensure that the appropriate processes, systems, competencies, and values are developed and maintained amongst the team to meet company and partner goals and objectives.
    • Recommend and enact changes to existing procedures to improve effectiveness, timeliness, productivity, predictability and cost-efficiency.
    • Collaborate with the Safety Director and Project Engineers to perpetuate a culture of safety by ensuring proper implementation and documentation of safety policies and procedures, actively leading safety programs, and continually reviewing jobsites to ensure they meet company safety requirements.
    • Represent Holland Partner Group in a professional manner at all times.
    • Conform to company apparel standards and set a positive example for all Associates.
    • Perform all other duties as directed and assist the overall team effort in any way possible.




    Education:  High School Diploma or equivalent is required.  College degree in construction management, architecture, engineering or related field preferred. 

    Experience:  Ten years’ experience in the construction project management field with supervision of capital projects and renovations within the multifamily industry required.  

    Knowledge, Skills and Abilities Required:

    • Ability to read and interpret contracts and construction documents.
    • Skilled at leading teams through multiple renovation projects simultaneously.
    • Ability to think critically and creatively and execute sound judgment.
    • Demonstrated ability to negotiate with vendors and suppliers.
    • Ability to work effectively with all levels of employees while inspiring respect and credibility.
    • Skilled in supervising and motivating others to ensure goals and objectives are met.
    • Ability to effectively prioritize competing demands under challenging time frames.
    • Proficiency in Microsoft Office required. Yardi experience preferred.
    • Ability to accurately perform multiple tasks in a complex and fast-paced operating environment while maintaining a strong attention to detail.
    • Demonstrated high level of skill in both verbal and written communication.
    • Exemplary organizational and interpersonal skills.
    • Must be proactive, flexible, responsible and resourceful.
    • Ability to maintain integrity and commitment to the corporate vision and Core Values.



    Attendance: This full-time position is exempt and requires the ability to be present and available during business hours to meet company and department needs.  Additional hours or flexible schedule may be required. 

    This position also requires:

    • Valid Driver’s license.
    • Travel and overnight stays.
    • Ability to lift or move up to 50 pounds.
    • Hearing and visual ability to observe and detect signs of emergency situations.
    • Fluency in English both verbally and non-verbally.
